What else you need
- Title or deed? Depending on the state, a manufactured home may be titled like a vehicle or treated as real estate once it is permanently attached to land. If it is real estate, you need a deed, not just a bill of sale.
- Taxes. Check with the county that property taxes are paid; some counties want proof before a move or transfer.
- In a park? Get the park’s approval for the buyer before closing.
Not legal advice: for a home on owned land, talk to a title company or real estate attorney.

Frequently asked questions
Is a bill of sale enough to transfer a mobile home?
Not always. If the home has a title, the title must be signed over too; if it is legally part of the land, a deed is needed.
Does a mobile home bill of sale need to be notarized?
Often, yes, especially where the title agency or county asks for it. Check your state.
