Notice periods vary
Most states require 30 days for a month-to-month tenancy, but some require 60 or 90 days for longer tenancies, and some cities have just-cause eviction rules that limit when a landlord can end a tenancy. A fixed-term lease generally can’t be ended early with this notice.
Notice to vacate vs eviction
A notice to vacate is the first step. If the tenant doesn’t leave, the landlord must go to court: a landlord can’t change the locks or remove belongings on their own. If the problem is unpaid rent, use a late rent notice instead.
