A reminder, not an eviction notice
If rent remains unpaid, landlords in most states must serve a specific statutory notice (such as a “pay rent or quit” notice) before filing an eviction. Those notices have strict content, timing and delivery rules that vary by state and city. This template is not that notice.
Good practice
- Charge only late fees allowed by your lease and state law.
- Keep a copy and note how and when you delivered it.
- Consider a payment plan if the tenant is cooperative.
Frequently asked questions
When can a landlord charge a late fee?
When the lease allows it, and within any limits set by state or local law. Some states require a grace period.
